What Holdfast is

Holdfast is a guided document generator. It asks you structured questions, identifies which Section 8 grounds may apply to your situation, checks procedural prerequisites, calculates notice periods, and helps you produce a correctly formatted Form 3A.

It is a tool for reducing procedural errors in paperwork — not a substitute for professional legal judgement.

What Holdfast is not

  • Not a law firm. Holdfast is not a firm of solicitors and is not regulated by the Solicitors Regulation Authority or any other legal regulatory body.
  • No solicitor–client relationship. Using Holdfast does not create a solicitor–client relationship between you and Holdfast or any person associated with it.
  • Not a substitute for professional advice. The output of this tool does not constitute legal advice. It reflects the application of the configured dataset to the information you provide; it may not account for all relevant facts, recent case law, or your specific circumstances.
  • Not guaranteed to be current. Possession law changes. The dataset is updated when we become aware of changes, but we cannot guarantee it reflects the latest legislation or court guidance at the moment you use it.

When you should use a solicitor

  • The tenant disputes the arrears or the grounds you are relying on.
  • There is a history of disrepair complaints or Housing Act counterclaims.
  • The property is an HMO or subject to a selective or additional licensing scheme.
  • There is a guarantor, joint tenancy, or sub-tenancy involved.
  • You are uncertain which ground applies or whether prerequisites are satisfied.
  • Court proceedings are contested.

Dataset review

The legal dataset that powers Holdfast — including ground definitions, notice periods, and prerequisite conditions — is held for review by a qualified solicitor before any binding document is made available for download. Until that review is complete, all output is clearly watermarked as DRAFT and cannot be downloaded as a final document.
